As a Construction Manager you will oversee a portfolio of new development/construction projects including ground-up construction expansions, and redevelopment of existing properties. You will report directly to the Director of Construction & Property Development and collaborate with internal real estate professionals, operations partners, and outsourced development consultants/project managers. You will contribute to multiple phases of development from initial feasibility through completion of construction, and you should expect to travel to your markets and job sites for project follow-up and coaching a several days each month.
The Construction Management team is an integral part of expanding and improving the Extra Space Storage real estate portfolio consisting of approximately 2,300 properties throughout the United States. The team supports portfolio growth primarily through strategic expansion, ground up, and major renovation projects, and consists of internal and outsourced project management professionals, who collectively manage major projects. Project size ranges from $3M to $45M.
Primary Responsibilities
The Construction Manager oversees a portfolio of projects in a geographic region leveraging outsourced project managers, development consultants, and third-party developers who directly manage the daily construction activities and projects. The following duties are expected:
  • Oversees a portfolio of Construction/Development projects, including partnering with outsourced project managers and development consultants.
  • Develops project strategies and monitors scope, schedule, cost, budget control, quality, communication, risk management, procurement, stakeholder engagement, financial approvals, and reporting.
  • Consults with internal real estate professionals/business partners during project initiation and oversees development of project execution plan, scope, budget, and schedule.
  • Assures performance of outsourced project managers and development consultants. Ensures that their work meets Extra Space standards for delivery and performance metrics, including quality control and conformance with project plans and standards.
  • Oversees detailed drawing reviews by outsourced project managers and internal design team.
  • Oversees development of bidders lists and project bidding by outsourced project managers.
  • Oversees reporting for portfolio of projects and ensures outsourced project managers/consultants are executing, managing project data, and reporting effectively.
  • Serves as the primary point of escalation to/from outsourced project managers/consultants and provides technical advice / resolve problems.
  • Identifies and/or escalates project risks and provides oversight for risk mitigation planning.
  • Ensures outsourced project managers transfer deliverables between project phases smoothly – e.g. Initial feasibility approval, Entitlement, Real Estate Committee approval, Construction, Transition to operations team, Project Closeout.
  • Identifies value engineering opportunities which can be broadly implemented across projects.
Role Essentials
  • 8-10 years of related professional experience and/or training, which includes corporate real estate, engineering, real estate development (including entitlements and ground up development), construction management, or architecture.
  • Understanding of project management fundamentals, principles and tools.
  • Proficient with reading and interpreting construction drawings and specifications, and ability to analyze and make correct design and construction decisions.
  • Ability to read, analyze, interpret and understand zoning codes, building codes, technical procedures, and governmental regulations.
  • Ability to communicate with and respond to corporate personnel (Operations, Facilities, Asset Management), outside managers/consultants, and government agencies.
  • Proficient in Microsoft Excel, Word, Project, OneNote, PowerPoint, web-based productivity tools
  • Travel required – approx. 35%
Role Desirables
  • Degree in Engineering, Construction Management, Real Estate Development, or Architecture preferred.
  • Experience in self-storage industry preferred or similar experience in retail/restaurant industry entitling, developing, designing, or constructing new projects.
  • Experience managing a high volume of concurrent projects.
  • Professional experience which includes a combination of the following: 1) Process engineering or change management 2) Relationship management 3) Procurement / contract management 4) Overseeing a team of outsourced project managers.
  • Project Management Professional Certification or Business Process Management Certification preferred.
  • Experience in multiple markets is desired including: Northeast/New England, Mid-Atlantic, Florida, Midwest, or California.
The physical demands described herein are representative of those that must be met by an employee to successfully perform the essential functions of this job. Construction Managers will be required to tour active construction sites. While performing the duties of this job, the Construction Manager is regularly required to walk moderate distances on uneven terrain. The Construction Manager is occasionally required to climb or balance and stoop, kneel, crouch, or crawl. The Construction Manager must occasionally lift and/or move up to 10 pounds, 25 pounds and 50 pounds. The Construction Manager must be able to use hand to handle or feel; reach with hands and arms and talk or hear. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Compensation

Starting Pay Range: $114,300.00 – $152,400.00
